    Resumo
    It can be said that organizations in general have the common objective of promoting quality in the services provided to their customers, such objective is synonymous to ensure comfort, safety, economy and process control. In these circumstances there is a need for methodologies capable of managing the resources destined to the use, operation and maintenance of the enterprises, an example of these methodologies being Facilities Management, which coordinates several types of management, especially for this work, Asset Management and as a support to the latter, the Building Information Modeling (BIM). Therefore, this study aimed to use BIM to improve the asset management system of the organization, through modeling performed using Revit 2020 ® software and the use of the COBie specification for information storage. The methodology used to produce the research was action research, a method that allows the author to be inserted in the environment in which he studies, as a transforming agent. This work resulted in the creation of a complete BIM architectural model of the mall and a model of the plumbing and firefighting installations of the pump room. It also resulted in the creation of simple calculation sheets, called COBie, with grouped information about the materials and equipment. It was concluded that, despite the difficulties found in modeling and obtaining information, considering the phase of the life cycle that the enterprise was already in, the modeling and the integration with Asset Management proved to be very effective, because it provided autonomy in the physical asset’s portfolio, greater detailing of projects through the 3D model and a methodology to be followed in cases of replacement or acquisition of machinery and equipment.
