Abstract

Given the various methodologies and calculations for carrying out an accurate assessment of the value of a given property, there is a need to look for tools that have emerged from new technologies to assist in this difficult and time-consuming process when done manually without computational assistance. Knowing this, this study's main objective is to evaluate the perception of the use of SISDEA to evaluate properties. The methodology presented is a case study with a survey, since from a demonstration of the use of SISDEA in a real property, users' perception of the software can be raised. The data and results are qualitative and the objectives are explanatory. The results begin by presenting a detailed analysis of the application of the SISDEA software in the evaluation of urban properties, adopting the guidelines established by ABNT regulations, specifically NBR 14653-1 and NBR 14653-2. Furthermore, the importance of meticulous data collection and the careful choice of properties is highlighted, emphasizing the need to guarantee reliable results in the evaluation process. The integration of Google Earth in the data collection process is discussed, demonstrating how the tool contributes to the accuracy of the samples used in the evaluation reports. The results obtained from the software are presented in tables and graphs, providing a comprehensive view of descriptive statistics, correlations, analysis of variance and other relevant parameters. The SIDEA analysis also brings aspects such as model adherence, presence of outliers and the influence of independent variables on the results. After demonstrating the use of the software for users who work in the valuation of properties in the real estate market, questions were raised about the benefits and challenges of using this software. The study concludes that the application of SISDEA combined with the proposed methodology represents a promising advance for professionals in the area of property valuation, highlighting the importance of compliance with technical regulations to guarantee the accuracy and reliability of valuation reports. some challenges in adopting the program.
